You sound like us here in my family, but the problem is I rent and I hate calling the landlord after owning a condo for 20 years but at least you can call a maintenance or handy man

...that's what a good 'Handyman,' is for...
...they hang out at Home Depot parking lots.. try a few until you find a really good one and then hire him steady... it's good for the economy.. providing a job.. and you'll save in the long run from attempted and costly self repair disaters.. I understand your situation.. as I get older I just have less patience for it and would rather hire it done...
