not a good situation. clearly they have no sense of boundaries or respect of the house and the occupants who they are visiting...time to cut the cord and move forward

Don't ever allow anyone to take such advantage of you again. When you get them out stay away from them they are very selfish.

Re:
Nice idea CCT ... the only problem with that is that she has already asked me (in May) if I wanted to sell it to her. Of course I said it wasn't for sale. They love it here, she said. Well I'm afraid I do too, and it's my house. So there:) Sorry to hear you've been unwell; my son has picked up a bit today thank goodness.

Re:
Thank you Kabu.. it's actually worse when you consider that the living areas are all designated as shared areas on the lodger agreement they have signed. It runs out at the end of September. It won't be renewed for another six months, I have completely had it. The hairdresser and all the noise was just a step too far.

Thank you Taps, I hadn't thought of it that way - something I will need to ponder over.

I would say that you need to sell the house,so you could ask them to leave painlessly. You can always say you did not get a good enough offer. We have had a flue type bug, but ours was with coughing quite a lot. My friend had secondary infection, and surprisingly the Doctor gave him antibiotics. Some in contact did not seem to catch the bug,

it is very often impossible to mix friendship with business. Big girl pants time love. Your kids are more important than friends who actually are definitely not acting like friends. They need to go. Obviously because they pay rent they see that it is their space. Time for them to leave.

It is a shame when our friends take advantage of us.

A bad situation! And I agree with TAPS - once you get rid of these, make sure you rent to strangers! And establish some very firm rules from the beginning...

It sounds to me that you might be better off if they were not your friends. As the Bible says "A friend must show himself friendly." (Proverbs 18:24) It sounds like you are putting out all the effort.
